Pre-Approved Pattern Book

  • Pre-Approved Pattern Book- RS2024-234 is a nonbinding resolution requesting the Metro Planning and Codes Department work together to create a “pre-approved pattern book” for medium density housing.  This would create a catalogue of housing architectural designs, plans, and schematics that have been pre-approved by Codes and Planning.  Developers would have the option to choose a design from this catalogue and therefore have greater certainty that their proposal would be approved by our Codes and Planning Department, without needing to hire expensive lawyers or consultants to help them navigate the process, while also providing residents greater certainty on the appearance and design of what would be built.  Such a pattern book would reduce red tape, especially for less well-resourced homebuilders, in building these needed housing types where a given property is already zoned accordingly.
    • Current Status: This resolution was adopted by the Metro Council on February 6th, with a vote of 37-1 (with one abstaining).
